A professionally installed epoxy floor will typically last 10–20 years in a residential garage or workshop, and 5–10 years in high-traffic commercial settings — provided the surface was properly prepared before installation. Skipping or rushing the prep stage is the most common reason epoxy fails prematurely, so it’s worth asking any contractor exactly how they prepare the slab before they coat it.

Not without preparation. The concrete needs to be structurally sound, free of oil, grease, and moisture, and mechanically profiled — usually by diamond grinding — so the epoxy has something to bond to. Existing coatings, sealers, or paint must be removed first. Cracks and spalling should be repaired before coating. Skipping these steps is what causes peeling and delamination down the track.

Most residential garage floors take one to two days to install. However, epoxy requires adequate cure time before foot traffic (typically 24 hours) and vehicle traffic (usually 48–72 hours, sometimes longer depending on the product and conditions). Rushing this is a common mistake — driving on an under-cured floor can leave tyre marks or cause surface damage.

Standard epoxy has a low-friction finish that can become slippery when wet. For garages, workshops, and any area exposed to water or oil, a non-slip additive — such as aluminium oxide or fine quartz — is broadcast into the topcoat during installation. This gives the floor grip without affecting appearance. It’s a standard part of a quality epoxy installation, not an optional extra.

Epoxy paint (also sold as “epoxy paint” at hardware stores) is a water-based product with a very low solids content — often under 50%. It sits on the surface rather than penetrating and bonding with the concrete, which means it peels relatively quickly under vehicle traffic or UV exposure. A proper epoxy floor system uses 100% solids or high-solids epoxy, applied at the correct film thickness, usually with a polyaspartic or polyurethane topcoat for UV stability and durability. The results — and the longevity — are not comparable.
