EPOXY FLOORING CHATSWOOD
Epoxy floors for Chatswood apartments, restaurants and homes. Basement car parks, common areas, commercial kitchens and garage floors, from our base in Kellyville.
Epoxy flooring for Chatswood apartments and businesses
Chatswood is apartments, a shopping centre precinct and one of the denser restaurant strips on the north shore. That means basement car parks, bin rooms and common areas, commercial kitchens that have to be back in service by the next sitting, and house garages in between. Different floors, different problems, and they do not take the same system on top.
- Free on-site quote: we come out to you, and the price is fixed in writing before anything is booked.
- Strata and commercial: basement car parks, common areas, commercial kitchens and retail back of house.
- 7-year written product warranty on the coating that goes down.

The floors we coat around Chatswood
Epoxy is a two part coating. A resin and a hardener are mixed together and a chemical reaction sets them into a hard, bonded film across the concrete. It is not paint sitting on top of the slab, and it is not a sealer soaking into it. Done properly, the coating grips into the ground surface of the concrete and becomes part of the floor.
- Strata and apartments: basement car parks, bin rooms, common areas and lift lobbies.
- Food and retail: commercial kitchens, cafes and back of house.
- Homes: garage floors, and driveways where there is one.
A basement car park takes constant tyre traffic and needs line marking that stays readable. A commercial kitchen gets washed down every night and has to hold grip while it is wet. A home garage is bare concrete that dusts and stains under the car. The preparation is the same. What goes on top is not.

How we prepare a Chatswood floor before coating
We prepare the slab by grinding it back with diamond grinders, with dust extraction running the whole time. That takes off the old coating, the glue, the sealer and the weak top layer of the concrete, and leaves clean, open concrete for the primer to grip.
- Diamond grinding takes the slab back to clean, open concrete so the primer can key in
- Cracks and chips are cut out, filled and sanded flush before any coating goes near them
- Oil spots are ground out and treated separately, because degreasing only lifts the surface
- Moisture is tested first, since damp rising through concrete will lift a sealed coating
Grinding is loud. In a residential building that means the preparation runs during the day, and we plan it with the building manager before anything starts. Commercial sites set their own hours and we work to them. We keep dust and noise to manageable levels, and we work to the site’s noise and OHS requirements.

Flake
Coloured vinyl flake is broadcast across the wet body coat, then sealed under a clear top coat. Most of our garage customers end up here, because the speckled surface hides dust and small marks far better than a flat colour, and the texture gives the floor a bit of grip underfoot. Flake blends can be mixed to pick up the colours already in your house.
Metallic
Metallic pigments are worked through the coating while it is still moving, so the finished surface has depth and swirl running through it. No two metallic floors come out the same. This suits garages that get used as more than parking, like a home gym, a workshop with the door open or a space for a car worth looking at.
Solid colour
A single, even colour with a clear coat over it. The floor stays easy to sweep and the whole garage feels brighter afterwards, particularly in a light grey or a mid tone. Solid colour shows dust a little more readily than flake, so it suits people who keep the space tidy anyway.
We bring samples out and look at them in your garage, under your lighting, before you decide. A colour that looks right on a small chip can read quite differently across a whole floor.
All 76 colours are set out on our epoxy flooring colours page, including which base coat each flake blend sits on.

How an epoxy floor holds up
Garage floors take a specific kind of punishment. A car sitting on a coated floor puts its whole weight through four small contact patches, and warm tyres can grip a poorly bonded coating and pull it up when the car is moved. That failure is called hot tyre pickup, and it is almost always a bonding problem rather than a problem with the coating itself, which is another reason the preparation matters so much.
Get the bond right and hot tyre pickup stops being an issue.
- Oil, coolant and brake fluid sit on the surface instead of soaking into the concrete below
- Dropped tools leave the slab alone, so a bad morning in the garage does not become permanent
- Cleaning takes a broom, and now and then a mop with warm water and a mild detergent.
- The fine grey dust that came off the bare slab simply stops, which most people notice first
We choose the system based on how the garage is used. A floor that parks a work ute with tools and equipment, is different to a garage that parks a hatchback and stores the bikes.

From booking to finished floor
How long it takes comes down to the slab and how big it is. A new garage with sound, clean concrete moves quickly. A large older floor takes longer, and any cracks or chipped-out holes have to be filled and left to cure before anything goes over them. Most garages are 1-2 days on site, so the prep is done properly and each coat gets the time it needs.

Frequently asked questions
Do you cover Chatswood?
Yes. We are based in Kellyville and cover Chatswood and the lower north shore as part of Sydney metro, including Willoughby, Artarmon, Lane Cove, Naremburn, Northbridge, Roseville, Lindfield, St Leonards, Crows Nest and North Sydney. The on-site quote is free and we come to you rather than pricing off photos.
Do you do strata and apartment buildings?
Yes. Basement car parks, bin rooms, common areas and lift lobbies. A car park floor takes constant tyre traffic and usually wants line marking that stays readable, so bays, walkways and exclusion zones go down as part of the same job rather than as a second trade.
How noisy is it, and when do you do the preparation?
Grinding is loud. In a residential building that means the preparation runs during the day, and we plan it with the building manager before anything starts so residents know what is happening and when. Commercial sites set their own hours and we work to them. We keep dust and noise to manageable levels, we run dust extraction on the grinders, and we work to the site’s noise and OHS requirements.
Can you coat a commercial kitchen floor?
Yes. A kitchen floor gets washed down constantly, so it is sealed properly to stop water and product getting into the slab, and grip is chosen for a floor that is wet rather than left to chance. A quartz additive takes the surface to a P4 slip rating from $250, for areas that need slip certification. Tell us at the quote if the floor has to be certified, because it changes what goes into the sealer.
What does an epoxy floor cost in Chatswood?
A single garage starts from $1,800 and a double from $2,500. A metallic floor in a double garage starts from $3,800. Car parks, kitchens and common areas are quoted on site, because the area and the condition of the slab decide it. The full breakdown is on our epoxy flooring cost page, and your figure is confirmed in writing after we have seen the floor.
How long before the floor can be used again?
Foot traffic comes back well before vehicle traffic, because the coating keeps hardening after it feels dry underfoot. Evo Epoxy’s working figure is 72 hours before a floor goes back into normal use. On a car park or a kitchen the work is staged so part of the space keeps running, and we give you the real dates once we have seen the site.
Can you coat over a floor that is already painted or sealed?
The old coating comes off first, because whatever is already on the slab becomes the weakest point in the new floor. Stripping it back is part of the preparation and it is priced in from the start. Old paint means another round of grinding, which is one of the things that moves a quote.
